General Information on Landlord Gas Services
Landlords, Letting Agents and Housing Associations are legally required to ensure that each gas appliance in the rented property receives an annual safety inspection and service check.
If you’re a landlord, gas safety is a high priority – all landlords are legally obliged under the Gas Safety (Installation & Use) Regulations 1998 to maintain all gas appliances and flues that have been provided for their tenants and to have them checked once a year. To get a Landlord’s Gas Safety Certificate, you need to employ a Gas Safe Registered company, like Holland Gas to carry out the property inspection and provide the necessary proof of such gas safety checks.
Please remember, this safety check is not just a legal requirement for a landlord or agent, it ensures that appliances are working correctly and guards against the dangers of leaking carbon monoxide and it’s potentially dreadful consequences. Landlords who breach these gas safety laws and put lives at risk face tough sentencing if found negligent. By introducing such a law, hopefully the frequency of illegal gas appliance work is reduced, thus keeping tenants and the properties they live in safe.
If you are having a gas appliance installed or exchanged in your rental property, check that it is done right and that it is completed by a Gas Safe engineer or installer.
Another point to bear in mind, is that a gas appliance service or inspection will not necessarily meet the requirements of a landlord’s annual gas safety check, nor will the annual gas safety check be sufficient to provide effective maintenance as an appliance service will. Safety Certificate. These certificates can only be issued by a technician registered with the Gas Safe Register. All our engineers are registered with the Gas Safe Register.
The Gas Safe Register superseded CORGI (Council for Registered Gas Installers) as the sole legally recognised gas safety register in the UK on 1st April 2009. Gas Certificates are valid for a year from the date they are issued.
